Why Equal Rent Splits Rarely Work
In most 2BHK or 3BHK apartments, the bedrooms are not created equal. One room is typically the master bedroom with an attached bath, double closet, and balcony, while the secondary room shares a hallway bathroom and has half the square footage.
Dividing a ₹45,000 monthly rent evenly into ₹22,500 each forces the roommate in the smaller room to subsidize luxury space they do not get to enjoy.
The Square Footage Formula
The most objective baseline splits rent into two distinct pools:
- Common Space (50% of Rent): Divided equally among all flatmates since everyone shares equal access to the living room, kitchen, and dining space.
- Private Space (50% of Rent): Divided proportionally according to the square footage of each private bedroom.
Handling Utilities, WiFi & Groceries
Unlike rent, utilities (high-speed internet, cooking gas, maid/cook salary, cleaning supplies) should almost always be divided equally among all occupants. If one roommate runs a high-wattage air conditioner 24/7 during hot months, agree in advance on an AC electricity surcharge.
